Structural Design for new buildings represents the Lion’s share of BTI’s projects. In our 37+ year history, we have completed many large projects, from state of the art fulfillment centers, to university buildings, freezers, medical office buildings, warehouses, industrial buildings, big retail, and more. We provide services from conceptual design through construction administration. We completed those projects with creativity in choosing the appropriate structural system, responsiveness to team members during all stages of the project and strong focus on clients’ goals and budget.

Due Diligence

Our expertise and full-scope of services allows us to assist clients from initial Seismic Risk Assessments, to in depth investigations involving complex computer analysis, and, when required, full Seismic Retrofit analysis and Construction Support services. We successfully assisted many of our clients in their building acquisition due diligence process by providing them with reports describing the conditions of the structural system of the buildings at time of purchase. We also provided them with PML (Probable Maximum Loss) / SUL (Scenario Upper Limit) to help them manage their risk.

Seismic Retrofit

At BTI, making buildings safe is an important part of our mission. We have retrofitted and upgraded hundreds of buildings since we started. We specialize in upgrading of industrial and warehouse buildings including tilt-up, CMU and steel buildings. We keep in mind the cost and the fact that some of these buildings must remain functional during the upgrade process.

Seismic Retrofit

The number of existing buildings vulnerable to earthquake damage is astounding, and is not well understood even by those in the Building Industry. We intend to fix that, one building at a time. At BTI, making buildings safe is our belief. But, it is not just a tagline, it is truly our passion. We have spent many years developing technical expertise in Performance-based evaluation and strengthening of existing buildings through our recruiting and marketing, advanced degrees, and participation in seminars and committees that develop the technical knowledge required in this complex arena. Our capabilities include detailed non-linear computer modeling, and creative strengthening technologies employing the latest products and materials (passive energy dissipation, BRBF, CFRP). We participate in industry technical and code-development committees, and are intimately familiar with AB 300, ASCE 41, and recent soft-story and Non-Ductile Concrete (NDC) ordinances. Due Diligence

The Due Diligence field is like no other. The pace of transactions for investment quality assets is mind-boggling. The opportunities gained with the assistance of a competent due-diligence team, or conversely the exposure created, are enormous. BTI has been a leader in the due-diligence arena since the early 1980s, and has evaluated thousands of projects for our clients. We have lived tight time-frames on large portfolios. We serve on committees to grow our expertise and to lead the field in standards development. Importantly, in addition to being one of the largest seismic due-diligence providers in the country, BTI is at its core, a Design firm. Our design work provides code expertise and construction knowledge that firms providing only due-diligence services do not have. Our expertise and full-scope of services allows us to assist clients from initial Level 1 Seismic Risk Assessments, to detailed Level 3 investigations involving computer analysis and materials testing, and, when required, full Seismic Retrofit Design and Construction Support services.
